I looked at rentometer and the area does not have high amount of rentals but average 1400. 4 bed 3 bath 2900 sq foot with pool.

I am assuming price per sq ft for hard costs is in the $200 a foot +/-.So you are looking at a 20,000 sq ft facility with %15 dedicated to common/hall/lobby.   15,000 sq feet of rooms at 375 sq ft per room?

If they mow their foot off, there might be additional liability.

I would like to get my foot in the door but I don't have much capital saved up for it, so I would like to do a couple house flips to build some.

Most office leases but me are either full service(base rent plus $ per sq foot of electric) of modified gross (base rent plus utilities - if separately metered).

I would think you would be able to rebuild but not modify the foundation/foot print of the house?
