I am flipping it as that condo alternative, but I can't go too big because there is a ceiling for 2 BR flipped sales.

I'm doing my first flip, 3/2/2 brick that has a flat roof that has to be replaced (there are numerous areas inside with ceiling damage/mold).

Lath and plaster that had to be removed from the ceiling because it's weak without the wire mesh.

But after walking the property, I really thought it had potential to be a STR/MTR due to its proximity to the hospital and unique vaulted ceilings.

Re-pitching a roof line also buys you some energy efficiency, in that you now have an air barrier between the roof and the ceiling, which can be ventilated using attic fans and vents in the eves.My grandfather was a roofer, as were 2 of his brothers.
