Yeah, what I've learned is that I need to put my phone number in the direct posting body so there's no confusion. 

Here are the things I do daily to stay motivated to reaching my goals:1. 35 minutes running, 30 minutes lifting weights daily.

The scoring is weighted toward the high end, though, so even 650 credit scores are still bad.

I personally put more weight into those posts from people who've been through at least one downturn in the market vs. those who've only been riding the wave of this current run up.  

Cash is king, and you're in a good position - just be patient, but acquire the knowledge to be ready to pull the trigger when you see a deal.In addition to learning about real estate, knowing the basics of personal finance is worth it's weight in gold.  

Does any body have a problem accessing the site?

Not really sure how yet, as the body of law around the regulation is not very filled out, but you don't want to be on the wrong side of that stick.

@William Robison   thank you for a reality check on the reality of certain tenant demands and what you will and won't do form a professional that is in the trenchs daily. anyone considering buying rentals should have someone like William give them a second opinon other than just listening to who is selling the property to you.. a good PM is worth their weight.

Doing so will better reflect your cost of money over the term.This is pretty much why I don't get excited over landlords or investors speaking about cap rates and cash on cash returns, to be accurate, you need to look at the blended or weighted contributions to the deal.

I can't help but think of the high standards we are held to by the state fire marshal's office and other regulatory bodies and some of the inane repairs and adjustments we've had to make over the years.
