Our thought is to create a separate entity that our current cannabis company will own a part of, give some equity to the right partner and then either have investors invest directly in that entity so that they have some ownership in every property we acquire or they can choose to invest in individual properties with our company. 

One thing to note when looking at the individual markets, you can make or loose money in any market.

Or allow the individual to partner and take an equitable share of the profits until I can pay them off. 

I have helped hundreds of Buyers, and these days, no matter how many searches I set up for them or individual listings that I see and send to them uniquely, they still seem to want to search on their own and hence do so. 

So here's the ultimate conundrum:- sometimes I pick a few benchmark properties in my target area and track them to see how they're performing, BUT... you never know which dates are true revenue dates and which are simply the owner blocking the unit for their use!

To add to the other comments: From what I understand, an agent cannot give you a blank contract because CAR forms are specific to licensed individuals and are a result of a paid membership required to gain access to the forms.

Having an individual invest directly into a family member's dealing using a retirement account may be considered a prohibited transaction.Furthermore, he would need a self-directed account.

I do not want to ignore real maintenance requests from him (as it is my job to react to those) but if I could I would block his number completely.
