All units are 2 bed, 1 bath and are rented out at an avg price of $490 which I figured was $100 too low.  

We ended up spending $155,000 for a 1800 sqf 4 bed 2 bath, and that's just for the house.

You could get a 3 bed for $80k that would gross $750-850/month.If you are more interested in the equity play in that area, I would recommend a small condo community called La Posada.

The front unit is a 2 bed/2 bath house (the unit I'd like to move into).

And just in time too cause i have to move out of my parents house for personal reasons and I'm getting an apartment , would it be wise for me and my current roommate (cousin) to get a 3 bed apartment and use the 3rd bedroom as an asset and charge people to rent the 3rd room?

That class however was only a week long and I literally could not make time to study because by the time you got home, it was time to eat and go to bed.

I purchased an SFH to live in as my primary (3 bed, 3 bath) for $450k in 2012.

If you live near a base you have younger families in the area and they all use this (especially the wives)On a personal note, I would pass on this property because its a 3 bed 1 bath.  

I have to go through the eviction process and most likely will find myself trying to explain to a judge why my tenant came home and found his girl in bed with my "employee."
