Just with cashflow rentals as you are talking about: you could have bad tenants damage your property, and then you have to pay for repairs.  

The lot rent should be commensurate with the quality of the Park.  

The house will not have the formidable qualities of the capital gain house, but its price is so low that nothing much can go wrong with it.

I've posted two deals that sold within 30 days (so I know they couldn't have been that bad of a deal) but got no response from posting it here.

I really badly want to buy rental property, and have been studying as much as I can about the types of properties to buy, but I just dont know how to pull money out of me a$$. any advice on trying to find some extra money would be great, I am tired of just getting by and I want to start down the road to financial freedom.

Aside from that determing the quality of the water is going to help you with whether city or well is best. 

If you did not file any notices, nor sign any contract just because the job is too small, then too bad.

Well, in the process of building the cul-de-sac and 600+ dump trucks and heavy equipment, the road has been beat up.
