From there you wouldn't be as leveraged and could continue growing as you wish from there.A personal loan to secure rental property could work as well- but holds more risk as troubles could arise with flakey tenants or repairs to be done during the hold time. 

At age 24, I would have gone for the A property- no question about it.

If the house has a dirt floor usually is of significant age which means though it might not look like you have knob and tube wiring.

We also have two daughters (ages 3 and 8) so money is tight and we haven't been able to save much.

I put the cap ex and maintenance at 7% due to the age of the building (1955).

E - 1/1 $450 lease from 7/26/2006 - Middle aged male likely to continue to stay for an extended time.Taxes on the building would be roughly $2500, Insurance estimate $1200.

Trulia is my preferred option for looking at market demographics (age, etc), crime (important!)
