If they are over listing and I apply 65% - the rehab and they know I have say 200k in my account, they know i can afford to pay lets say 87k instead of my offer

For example, if you can afford to pay $1000 a month on your mortgage, at 6% that would be a 170k house, at 4% that is a 210k house.

Personally I only do "real people", because the way I look at it, corporations and banks want the most for the property and can afford to sit on it and my direct mail is focused on people who have a NEED to sell.
