Not to mention I'm also actively looking for deals (smaller apartment buildings, 5-24 units) where perhaps seller financing or a master lease option would be a possibility so I can get started without much of my own capital, but obviously these are difficult to find given my inexperience in finding off market deals.

Don't know about other states but Florida  considers short-term rentals a commercial activity, so regular "landlord" liability coverage does not apply.

I think all this would depend on how active or passive you want to be in doing all this.Here are three suggestions:1)You can look for a property manager/active real estate who can help with some or all of these.2) Join a meetup group in your area, It helped me greatly in the beginning as it gave access to lots of people who have been doing this for long.
