That being said, if you use callrail to route your calls to your phone you will also have a record of everyone calling you including their first and last name (it has a very accurate caller id) and their phone number. 8/10 times I am able to take that name and do a search of my spreadsheet I used for mailings and determine who called me and what property I had mailed about. 

Without vast experience in rehab its hard to ACCURATELY forecast a rehab which could leave you underwater or out of money to complete. 

Also, as @Mindy Jensen mentioned, Zillow isn't the best tool for accurate values or information on properties.

Every site I visit has different numbers for the same cities in the same year.I'm wondering if anybody knows of a site or resource that can show accurate, up to date demographic information that includes job growth, population growth, trends and the such for individual cities and outlying areas.

Does the water, gas and electricity numbers look to be accurate?

Zillow estimates are as accurate as Taco Bell is to Mexican food.

It also helps me keep in touch with how accurate prices are.My biggest tip however is talking up real estate investing as often as possible. 

Our goal is to buy 3 more properties next year and get our cash flow to 20K per month.Sticking with the latest 2-4,pp+improvements=730knoi=60820c/c=c/r=(all cash) = 8.3%Assuming your NOI is accurate (ie left out no expenses), the c/c is good in this environment. 

We have already locked in 3 properties.This particular property the numbers presented from the seller were not accurate once we were able to look them over in depth.

Here is what I'd like to see.The ability to accurately judge rental rates.Proactive on repairs.
