Hi Adam...i am looking to flip the property...im doing the numbers and they seem solid, but i can never be too shore i guess i will have to do the deal add an addendum to contract in case of changes and pray for the best..

Furnished apartments tend to be for 1) temporary housing for people in town on business or 2) cheap housing for people whose lives are in upheaval due to personal issues, or, 3) as Roy mentioned, some students (most students rent unfurnished apartments).

Chicago near south and south shore are excellent rental markets and offer cash flow up the Ying Yang.

They were planning to repair their home and return to it so they were looking for a 6-12 mo temporary location.  

If you must work for someone else, because let's face it we've all had to do it at one point or another to feed our families.....at the very least tell yourself its only temporary!

By the way: For those of us in film industry towns like Albuquerque, New Orleans, and Atlanta, there is big demand for temporary lodging for film industry crews.

Neighborhoods I've looked at include Englewood, Jackson park, Bronzeville, Hyde Park, South Shore. 

We market here on Maryland's eastern shore and targeted a few counties out of state absentee's so our list was only a couple hundred.

As an out-of-state investor, I'm curious to know which specific pockets you would designate as bad in the southside (Englewood, Auburn Gresham, Woodlawn, South Shore, Greater Grand Crossing, etc.)Thanks for any inputs.
