The more practice you have the better you get at it!

There seems to be a big difference between what they decide Realtors should do and what is practical for Realtors to actually do in real life.

So I’m at the beginning stage of practicing lease option deals with my business.

If I were to go to court as the advocate/counselor for my LLC, I would be practicing law without a license. 

Personally, I have always been under the impression that I would get my real estate license and practice residential real estate, but more recently, I have developed an interest in investing myself.

You're on the right track as long as your lease has been vetted with a real estate lawyer which actively practices in tenant/landlord litigation, again actively practices - very important - just ensure that is balanced, if it's too landlord friendly that's not good either but your attorney will be able to find that balance.

I have been spending the last few months extensively watching podcasts, reading books, the BP forums, and practicing analyzing properties. 

If your original intent was to hold and a life changing event like a job relocation out of state occurs, you should be able to use your original intent and claim capital gains rather than ordinary income on the profits.
