I have had qualified applicants sign/scan/print/sign/scan leases but that is the least important part of screening.

Ask for printed verification of her 401K, bank accounts, or investment portfolio.  

I've seen some good ones so far and narrowed it down to 3... but all three of them were printed before the 2008 crash.

Just make a tenant orientation sheet and print it out.
