Hello, I'm thinking about doing some ground-up rental property manufactured homes in semi-rural central Virginia, and they would be on new septic systems.  

@Emily LopezMy sister and BIL had moved a manufactured home onto some land and did what you mentioned, renting out the mobile home and now selling it with half of the land.

Its a fairly steady market with a decent manufacturing base with John Deere headquartered here.

Maybe putting a manufactured unit on the land for about 35-40k, maybe, if rents support a positive cash flow?

(He has one brother in that area with a very stable manufacturing job).

Its a manufactured home brought to me by a wholesaler.
