That area knowledge is going to be key in you finding deals that attract buyers.I would consider buy and hold until you wrap up college and settle in someplace.

I don't plan on going as far as baltimore since I will be investing right out of college, so I plan to stay in the DC/PG area, possibly Alexandria as well.

College in my opinion is HEAVILY overrated UNLESS you know the field you are going into is high pay and high demand and that in the end you will come out ahead.Sadly many rack up student debt to be doing something ( not saying this is you ) and then switch to something else.

While I find season really effects sales I do not think it effects rentals at all (unless you're near a college).
