Define the annual returns you want and the degree of risk you are willing to take on.After many avenues of research if the return you want has too much risk for you then you need to adjust your returns expectations or increase your risk acceptance with your money.If the dynamic is specific to your area where you live you can look outside of that area (other cities,counties,states) to find properties or investment streams that match what you want.

I think we are around 1.7% here, which I am sure will go to like 2% when they build a much overdue high school. taxes run $42-$50/$1000 depending on the county/town etc& the assessed value % they may use.but we can still make money on REI deals !!!

In my experience, replacing a sewer line generally requires a permit, so this was probably a violation of the city/county building permit regulations.That said, it would likely be considered a material defect, and you would legally need to disclose it to a future buyer.

I always keep my radar up on potential revenue streams or other value add opportunities.Seems though that cities and counties have a great many more restrictions now on cell towers making it harder to work with cell phone providers.
