That's what most are trying to do, trying to fit pieces together without the bigger picture.

I could tell you what works for me (like Will P, I also focus on great school districts), but that may not fit with your goals and what you're trying to achieve.Where in DC do you live, btw?

When I replaced mine - I went with exact same brand and tank size but a high efficiency model - measured to make sure same height - Handyman was installing - of course it didn't fit through the door where the old water heater was.High efficiency one had more insulation and about 3 inches wider.  

Obviously not all of the tenants would fit this category, but a lot of them.

The only reason I have not quit this deal is because it is a good deal that fits our portfolio.

I'd talk to several and see which one fits your needs and objectives best; test a few out to get the right fit.

She presented a 90% No Doc based on my offer.Once we straightened out our communication gap, she said that she wasgoing to try to find a loan that would fit my needs.She will get back with me on Monday.The property is listed at $44,900.I offered $37,500.Rehab costs are approx. $15,000.I figured approx. $4500 for 6 months holding costs.So, I am figuring on a loan for approx. $60,000.The Comps for the neighborhood are at $85,000+.I prefer No Doc because my credit is excellent, but my asset to liabilityand income is not good.Is there such a thing as No Doc based on ARV?

Would you know what kind of lease agreement would fit this criteria?
