@CJ Ashton I live in a college town, so part of it is because students leave the first week of may and tend to be gone all summer, so tenants are looking for new places to live the next school year in March and April.

Think about the average American and structures they live in as they age, generally...dorm or large apartment (college) --> fourplex or duplex (first job/20s-30s) --> town home (30s) --> single family home (30s/40s) The ideal most attractive housing for most people is the single family home.

I was addicted.2) We decided to make our first procurement a rental for his son while he was going to college (slow Flip is what we called it)  After we found this house we were not going to be able to get it ready in time for school  and that strategy was out the window.3) Got on bigger pockets market place and found a house in Indianapolis and went to look at it.
