I have been trying to build my credit, i spoke to a couple of lenders, contractors, been reading some books from this platform but yet i need a push as to making the right decisions, i will much appreciate if someone will reach out to help, thank you.

Very nice, very respectful and overall super pleasant and appreciative...BUT...they checked in and wondered if I had a wall clock, they needed a reading light, wondered about a 6' extension cord or if I could get them one, were there more hangers etc.

Some books I read state it’s a good idea but not necessary, others say its a very good tool and consider it to be necessary.

If not, then consider doing the bare minimum to get it rented.The better your property is maintained, the more a tenant is willing to pay, the longer they will stay, and the better they will take care of it (usually).

I get a leasing fee ( equal one months rent) and 5% of the collected rent.. however I get no pay for raised rents ( which I determine and raise yearly) nothing for repairs or work done to the apartments. so its basically the 5% and leases.. and since I took over we went from 30 % vacancy to we are at full capacity with a wait list, and I raise the rents by almost 70% in the last 5 years. ( yes you read that right) .
