Missed my first ever rent due to eviction, missed our college bubble and had to lower rent by $200, had to replace several appliances for that same house and then replace another property's HVAC unit.  

Purchase price: $185,000 Cash invested: $75,000 Duplex that was in need of a couple of big items but mostly just a facelift and new appliances.

@Matt Moylan I would like to add that the only appliances the tenant is using is the stove and dehumidifier (washer & dryer are in the basement not used, just set on a side in a little room).

I am about to start house hacking a 3 bedroom, 2 bath SFH in the Kansas City, MO area.Has anyone who has a lot of experience with house hacking created a sheet or cheat sheet that shows what is allowed as far as deductions, write offs, depreciation, appreciation, repairs, remodels, appliances, and the list goes on for house hacking scenarios.

The purchase and rehab or stabilization, obviously.Then W/S/G on the multi-families, appliances (especially w/d provided places) and hot water tanks. 

Did the Homestyle product allow for you to replace appliances and things such as HVAC unit?

We installed all new cabinets and brand new stainless appliances in the kitchen.

GC: Im getting complete kitchens installed for $7000 with cabinets, tops, and appliances.

Assuming it's appliances, sheetrock, power tools and items like that.  

The appliances are in good condition.
