To cash flow with a long term rental you'll need to put over 30% down or pay all cash (which defeats the point of leverage and now you just tied up over $200k in a house OOS) or try to do mid-term rentals or STR (many subdivisions won't allow AirBnb now).

The problem with mixed use sometimes is you cannot rebuild it in the same configuration (can't get insurance for replacement and city/county won't allow rebuild).
