Host the appraisal yourself and have some personal stuff out (family pictures etc) and awkwardly be like "uh, so, this is my bedroom..." when walking the appraiser around.

That is the hard part.You have to find your way of getting connected or start some marketing to find deals.I have a website, a blog, I host a meeting every month, I have 3 facebook pages, I give out lots of information here on BP and I meet with lots of people and talk about real estate with everyone that I know.

     Unique properties that can comfortably host large groups, do well all year long.

Due to municipal code restrictions, I believe the best strategy for me is to acquire a 2-3 unit building, obtain the proper licensing, and then host guests without issues with HOAs etc.Currently, I have a building identified which I wish to acquire.
