They've been managing it themselves and it's just too much work at their ages.While I like the 30 year amortization and 5 year balloon for more cash flow, the idea of seller financing and staying off the books is also appealing. 6% interest on 20 years is pretty strong for a commercial property isn't it?

5 years left on the current lease is not long.I would want to renegotiate a longer term lease with the tenant to lock them in.Is the building specifically built for them and when they leave who would most likely go in there and what kind of TI would be necessary to the exterior and interior to appeal to the masses again??

If caught, the IRS would extract several pounds of flesh from me.I've been reading about cosigning a loan for my daughter and even that's not too appealing since even though I'd have no interest in the house, it would count in my future DTI calculations for mortgages.

The thing that appealed to me about the upsell was not that I got to shake Than's hand and get a smack on the behind as the next guy came up, but that they have real world systems in place to run the business like a finely oiled machine.
