Eg. do you want 4 townhomes, condos, 1 sfh or 3 sfhs. etc..The option i suggested is what i normally do and what seem to work pretty well for me in this market but everyone has different goals and strategies.I'm a realtor my self, although i mainly focus on my own deals and properties.

A lot of it is what strategy you want to focus on, there are ways to find the distressed owners but you may be willing to wait for someone who will sell in 3 months.

However, the OP specifically cited cash on cash return of 10-12% as a criteria he was using in his 3rd post from the beginning, so I decided to focus on that.
