One part I am struggling with it to figure out how much I would be paying for utilities.

It would really suck to lose money and also have to pay taxes. 

Trying to find something that pays well where the work is easy for you.

And FDIC wasn't going to kick in since basically, the bank had not failed.Hoping to get some clarity from the brain trust here.

Was thinking maybe selling and setting the remaining 30% in a trust for remaining heirs in case they popped up down the road but unsure. 

They are only concerned with current value of the asset on their books.They likely want to also see the full value so they can illustrate they are paying attention as a recordkeeper.

I've been educating myself on real estate for the past 3ish weeks or so but I have about 10k worth of credit card debt should I try and pay it all off so I can get my credit score up and have better approval odds for my first investment loan (I would be using my VA loan).

Would love to know how others in this space have their banking setup (specifically for trust accounting). 

That is my definition of "treating tenants like paying customers with fairness, care, and respect."

The college girls are very sweet. 2 play sports on scholarship and work and have told me they pay their own way with their scholarship money, loans, work etc and have good references from previous landlord and credit score.
