I will keep doing more research before pulling any triggers and will have lots of conversations before anything comes close to starting, but this is incredibly valuable information.

M2M does not trigger the motivation to move for a tenant resulting in them staying much longer than they would on a term lease. 

The month of April and the beginning of May was historically wet around here so we wanted to take advantage and clean up the yard while it was dry.

Also the old capital podcast is full of great information but it can be a little dry at times.

Foreign buyers were doing that for a while but it seems like that niche is all dried up now.

I’m still open to deals in this area but I’m being extra cautious and looking for something special at this point if I’m gonna pull the trigger.
