Designing a plan, visiting stores and selecting materials, and planning a remodel gets me in a zone where time does not exist and my days blur together.

2005-6 a bunch of condos...newly minted from a former 70's apartment complex but not remodeled in the process....were sold, often in pairs as they were 4-plex buildings, for about 2 times what they were worth. 150k The out of town mainly California buyers must have loved the walk to a "top" high school and grocery store location.

About a year ago you could pick up decent houses needing some remodel for 20-30k but now your looking at anywhere from 60-70k.

HOA fees are high: Point Dume Clue HOA fees from what I can find online range from $1K-$3 per month, but I can’t seem to find a number to call to talk to someone specifically and this worries me.Building/Remodeling in the Club: How easy is it to remodel and or build in the Point Dume Club / Malibu?

Remodel:  Buying a fixer upper sucks as a rental because while the property is being rehabbed, it is essentially sitting empty doing nothing but creating bills for you. 

But your overall estimate of about 50k for a full remodel on a house that size seems like it would  be in the ballpark though.

Toilet will be at the 16.5" ADA comfort height.

I agree @Jay HinrichsHML is the EASY toilet free way to invest.

. - an unattended running toilet that is damage, a tripped fire alarm, anything exposed to the elements), I would send a two day notice to cover yourself.
