It has sucked.The good news is that today I was presented with a 350-unit development project in Manor that I'm planning to get started on soon and I am actively working on some commercial development projects as well that should hopefully turn into winners.

Asking prices are high, but sellers in this market are generally more patient and willing to wait for a buyer who likes the property versus a fast sell < 2mo.

We are in Florida, so I believe the eviction process is pretty fast if there's a default (I have never had to do it but I have read up).
