Just had a tenant move out. I'm rehabbing the place, and currently taking applications. $5 a week ad, has produced 9 calls in 3 days. SWEET, advertising on the cheap!!!

I hate paying someone else to teach me something I could learn from the internet/library/work for free or for some return labor.

I'm by no means internet savvy whatsoever either, however I do know that I have qwest.com as my internet server and run a 20mbps fiber optic connection. pages load instantly with virtually no lag at all.10second to load a page would drive me crazy!!!

These records even if on line (but usually in actul books) while you are at the courthouse have more information on them than what you will see online through the internet.

Spending an hour or more at closing having a 3-inch stack of papers explained to you for the very first time and then asked to sign where directed is a huge confusing task even for a person who is familiar with the process.Here is where I feel the process could be improved.- The terms should be on a single page as part of the Promissory Note and just as a single page.

A better approach may be to go work for a local property management company, even if that means you have to do some menial tasks at first.

All of these little tasks each day add up to what is or what eventually will be a large and highly profitable real estate investing operation.

You'll never know the local conditions as well as the locals.I love the internet, but I wouldn't give any web site much weight as far as performing my due diligence.
