I understand the competition is hot in Florida and multi families are priced really high right now.I check the online sites regularly and find duplexes listed for ~200k but they're usually already remodeled, so I assume there's a deal or two somewhere..I should add that I'll be using FHA financing so maybe fixer duplex is the wrong description, dated perhaps, so I could still use the FHA loan if that makes sense.

I don't know that anyone in this market would ever pick a seller financing deal over a regular offer in this market otherwise?

They probably do exist, but the ones I've encountered have clients who do a lot of things such as regular employees, small business owners, investors in a variety of things such as other small businesses (private equity), real estate, stocks, crypto, commodities, etc.Basically you just want to find someone who has enough clients doing real estate that they do understand the complexities involved and the implications of taking various positions (such as real estate professional status).
