I've secured funding for single family investments, but have yet to pull the trigger.

Single-family?

I am in the process of closing my first single family deal.

I'm always nervous about single-family just because the scale is so small that if anything happens (replace an AC unit - $3,000) you wipe out a whole year of cash flow.  

Both participant accounts can be invested in the LLC which would be deemed a single member LLC since just one solo 401k plan is being invested in the LLC. 

As someone who also had a real estate background and got into notes I would suggest to start in single family and buy a performing note first.

All single families, all in Missouri.I'm about to have a 5-unit apartment complex under contract. 

A single family home 4 bedrooms & 3 bathrooms 2,140 sq ft, unfinished basement, 2 car garage, pole barn with additional 2 car garage & 8 dog kennel, updated appliances, roof in great shape, well septic & 2 acres.

Could someone please point me in the right direction in getting started in investing in single-family homes in C or B areas within the SE Louisiana area that have somewhat of an upside but not a dump???  

Today, I spoke with a lady about her single family property that she is motivated to sell.
