@Charles Robinson Jr definitely look into bandit signs and yellow letter marketing ,door to door is also great, the key is to get it under contract then sell/reassign the contract to someone like me .

I went and walked around there a couple months back and there are some very interesting signs of growth.Boyle Heights has had some issues gentrifying, because anytime people come in and open these new-age millennial shops, the citizens react defiantly, sometimes even violently.

We came in around $15K above asking, but another buyer came in after our LOI was accepted with a higher offer, and the seller signed a PSA with them before telling us they had another offer.

@Geovanni Heredia if your Inherited tenants already have a lease you will have to follow it. untill its expiration. unless the tenants agree to sign yours.I used ezlandlordforms for my first lease. but that was for a SFH. for a multifamily i would consult a local eviction attorney for a lease that gives you the upper hand over your tenants.
