So being a seasoned investor, what advice would you have for someone like me when it comes to estimating?

This problem, plus the problem of reserve requirements, high FICO, seasoning and a few other issues, go away. 

Trying to find like minded or seasoned veterans in the Pittsburgh area to get my foot in the door for investing.
