How many of the homes purchased by investors have deferred maintenance?

It needs approximately $10,000 to get it rent ready.Rent is roughly $900 to $950.Insurance is $72/monthTaxes are $150/ monthWater/sewer is paid by me and is estimated at $70/month.I estimate repairs, cap ex, maintenance and vacancy to be 36% total.No mortgage.That puts me at around $250 to $300 a month cashflow.

They do that to factor in maintenance and repairs.

Whether the tenant uses the basement or not, you still have the same amount of maintenance since it is unfinished.

We do not up-charge our maintenance for our clients, we do not feel that it should be a profit center due to a conflict of interest.

Operating expenses include utility, payroll, landscaping, pest control, taxes, insurance, repairs and maintenance to name a fewThese are expenses, different from capital expenditures such as fridges hot water heaters and flooring.
