50% Rule Expenses & Vacancy

First, thanks in advance for your replies.

I am new to the multi-family investing and I am currently looking at a couple of opportunities. I am trying to make sure I have "all" of the expenses in my spreadsheet. With that said for a quick filter analysis I am applying the 50% rule. The questions are:

1. Is there a complete list of "all" expense that fall into the 50% rule?

2. And specifically is vacancy (as I have seen it between 8-10%) included in the 50% rule?
