I plan on doing this in retirement when I no longer have W2 income.

It is way more powerful than a Roth retirement account as you can use your money at two places at the same time.

My objective is to create passive income with the initial purpose of supplementing my income and retirement; ultimately replacing it over a 7-10 year period.

We are going to attempt to purchase a duplex/triplex/quad for my wife's retired parents(about 10 miles from us).  

Maybe post 55 it could be a good retirement gig.

The only thing that would prevent you from that is if the property is held in a retirement vehicle.
