First steps in Fairview Height, IL

Hello BP!

Rehabbing our first rental in Fairview Heights, IL. a SFR 3br 2 bath. Taking our time and learning a lot, doing some work ourselves and other work contracting out. Looking to build retirement income through buy and hold as well as eventually flip properties that make sense to convert back to working capital. Next project may be by utilizing my self directed IRA. Background in the hospitality industry (Excalibur Nightclub - Collinsville, Sky Bar - Collinsville, Monastery Nightclub - ESL and Legends Nightclub - Glen Carbon (the old Granny's Rocker). Day job is a computer programmer and I work for myself so flexible time for this. Working on a bar/grill in Belleville where we own the building and are currently rehabbing it -- hoping for a spring opening! I think Belleville has a ton of growth potential in the coming years, we are located just off of downtown.

Not looking for other projects until these first two are finished as I don't want to spread too thin in the beginning, but I have a very high risk tolerance and pretty big goals.
