The underlying note is a USDA loan at 3% interested.The interesting part is that there is about $60k of equity in the home after paying the entry fee.One of my title companies is refusing to insure the transaction due to the underlying lender being USDA, and telling me that it is a bad idea to do this on a USDA loan.

Biggest thing is to make sure the agent and title company are competent in Seller Financing, I personally close my Seller Financing deals with a title company who has a real estate attorney on staff.

I only Use STR for fishing trips to remote areas that are undeserved by hotels/motels.. this summer I only looked at ones with no cleaning fees. 100 % agree with you and Russell, restaurants and hospitality businesses brought this upon themselves.For people who disagree, would you be okay with my contracting company adding 3% on your $10k bill for "clean up fee"?
