One nice element about a vacation rental is that it can actually be utilized by the owner, as opposed to many asset classes that would not, or cannot..Staying at a vacation rental from time to time is a great way to gain insight into guest(s) experience.

Hi @Anthony Morales, what you would need for this type of "down payment loan" is either a government-style grant for down payment (usually restricted to owner occupants of homes) or a private lender who is fine with a 2nd position lien (the debt placed on the property would rank lower than the mortgage loan).These rates can vary greatly, but assuming the property cashflows well and you have the ability to service both debts with ease, I could see getting the $40k for a rate of something between 12.5% and 9% interest.
