Could be minimal to nothing or even raise rates.money may flow more to cash and gold rather than mortgage backed securities...which actually is what determines mortgage rates.

And I am going to assume that if they have adequate capital, they can raise cash from the Federal Reserve or from other banks, so that they would not need to liquidate loans.

There is simply far too much demand on the refinance side, combined with Fannie Mae raising the guarantee fee they charge to lenders, combined with the uncertainty in the market meaning investors do not want to lend out at sub 3% returns.

My approach is plan for the worst and hope for the best.Is this the wake up call for most of America that living a consumerist lifestyle is not sustainable and that they need to serious change the way they manage money (or lack their of).They don't use budgets, they think promotions and raises is the answer to finally have a little extra money.
