I'm looking for someone that has previous experience working with investors, and preferably is an investor themselves. 

Moderately populated college towns are usually a good fit.

I'm considering both properties where I currently live and properties in the town I went to college in (in GA).I'm starting from scratch here, but work in a mortgage department and have some family that owns rentals, so I've got some decent background knowledge.

Does an official partnership agreement supersede everything previously mentioned ?

I graduated college last year, and have a full time position in the financial services industry, which is helping me pay down student loans, mortgage, bills, etc, but I am comfortable with where I am at financially.I have found a few people who are as hungry as I am to get into real estate, and we are thinking of forming an LLC.
