With this many people, this might be a syndication and regulated by the SEC --- don't call me a fear monger, just putting it out there since anything involving the SEC is way out of my league. 

I think having a good realtor and property manager would put my fears at ease.

Many people sit on the sidelines spending way too much time educating themselves to the point where they are overloaded with information and become too afraid to take action for fear of making a mistake.

People fear flood zones largely because of the lack of education around them.

When starting out I was very hesitant to invest in a market so far from me but, overcame a lot of that fear by paying the city I was investing in a visit and meeting agents and managers face to face.
