I have a 6350' office built in 1974 under contract.

That was very helpful.The numbers that I have at this point are as follows...HOA - $30/monthTaxes - $100/monthInsurance - $250/monthManagement fee - $140/month ($1400*10%)Sewer, water and utilities are paid by renter.I'm currently speaking with a loan officer about a cash out refinance to see if I could qualify for one as well as what the numbers would look like.  

I am open to a flip, buying a office unit (in a business park), another SFH, etc...

Can anyone here recommend a loan officer that they've worked with on a similar dael?

the answer is, "get a job and call a loan officer at any bank".i am not trying to be mean, but i am sure that's how it comes out.

I chalked it up to his need to be in the field more than he needed to be in the office, so I tried to get him organized and set up with systems.

The payphone in the back was my office phone and the cafe in the front was my office.

I am in the same field, and I got into real estate and think it works fairly well with education (if your job has some flexibility like mine)...I can recall spending like a hundred grueling hours fighting over half someone's deposit in the legal aid office and stalling the eviction an extra week or two on  technicalities (a noble cause for sure), but they still, of course, were evicted eventually with no money.

I have a friend who is a realtor, and I've spoken with the people at our local MLS office. 

I am looking at an office building that is for sale close to my multifamily building, within 4 min, and wanted to know if some of you have added or moved to commercial office building?
