Is it worth trying to squeeze another small bedroom into it, it has decent space, but would still be a smaller bedroom.

I am getting a very interesting education on these assets and the statute of limitations especially on lines of credit are very important to understand.Just curious if anyone plays in this space and can share some experience as well

Most of the value was placed through the furnishings/stagings to make the space feel like a cozy hotel room.

Minor interior mods to open up some of the spaces.

.- The reasoning behind converting it to a 2/2 came about when I walked the home. being that the home doesn't have a large floor plan the third bedroom ate up a lot of space.

I would be owner occupying, but obviously the ADU is not technically a "liveable" space.

In other words, just throwing money at it does not inherently add value to the property, you would have had to purchase it below-market-rate to be able to have the space to have the potential to add value.

I felt that had a lot of potential to not only update it, but to use the space better. 

Not sure if in Cali if you need to maintain office space, which is my main reason for not being a broker even though I have a brokers license. 

I would just continue to ask for the $750, not renew the lease in January, and start advertising the space early.
