All of those have paid off in a few months and the rates I won on them were fairly low.I stay away from gas stations - too many EPA issues with the land.There are many strategies by lien investors.

The easy answer seems to be the ladder but the condo we have continues to go up in value and is right by a metro station which in the DC area helps a ton with renting and value.

I've heard that if you PCS (transfer to a new duty station) you can take out another VA loan on a new property while maintaining the former as a rental property.

The residents expressed the horrible school system in Missouri added to the crime problems....sorry if I exaggerate but I saw shady people on the streets near gas stations with no real business and the houses for the most part look rundown...

Heck some office buildings in my former neighborhood have more electric car charging stations than most cities have installed right now.

Convenient to Lake George, Gas Station, Food, and Bookstore.
