Hi @Jack Bobeck,Thanks for sharing the article, it sure strengthens some of the things I hear about Jacksonville.The thing is, I still dont manage to decide whether Jax is a good market for flipping as for buy and hold we know it is.Our group is heading to the US every couple of months and I believe the next visit will be in Nov.I would love to further discuss Jax and its opportunities with you.Thanks,

One step at a time.There are ways to speed the process, like adding value as someone mentioned, buying in only rising/appreciating markets, buy and sell down, bring capital in the door and move to other opportunities/appreciating markets.

this allows me to have an opportunity fund for the quick hits and not have to deal with landlord drama that I cant stand personally there are many other ways in real estate to make a buck and landlording is easiest to understand and get into.. but can be pretty annoying if you get some cruddy tenants or buy in areas were your renting to the bottom of the income pool or those on government assistance..
