Starting with lease options, lease-to-own right now and just a lot of objection answering.  

I share your key objectives: minimize risk, focus on a single strategy, "optimize" debt by balancing short/mid-term leverage with long term goal of debt-free cash flow.

I do have to focus more as I do have shiny object syndrome: I only want to do multifamily!

I am going to object to the 60-day clause, but this guy has the money and is stubborn enough to make us leave if we don't sign the new lease. 

I allow it but did have one  tenant object due to having a lot of baseball memorabilia.
