But it's a little harder I think to get room renters in better areas... you'll really need to focus on an area that's likely to have singles, perhaps near a school, or cooler area to hang out (tempe, uptown, etc).And I probably wouldn't want room renters in a not-so-great area as I think you'll have a much harder time finding people you'd be willing to have be your room mates.Maybe a small multifamily is the way to go?

In our lower end 2BR/1BA multifamily units we use mini-blinds and provide a decorative curtain rod in the living room and basic double rods in the bedrooms, for tenants to hang their own curtains.

The double walls are fine, although fishing electrical through 1-2 feet of (again) collapsed plaster at the bottom can necessitate cutting holes in the wall - you can't poke anything through that stuff.Anyway, that's been my experience - good luck!
