I paid off my mortgage - how to clear the title

Greetings,

I paid off my mortgage over 20 years ago.
I got the deed sent to me after I paid off.
I wanted to take off the other person on the DEED - by filing a Quit Claim Deed.
Hired a lawyer to do that. He went to a title company.
Title company is saying " He had a bankruptcy which is discharged. The mortgage may be paid off but it was never released of record. It may still be open, that will be up to him to get that cleared if it is paid off."

I had an unsecured loan from a Bank of about $1200.00??? (amount in doubt) which I was paying off when the Bank called it off although i was current on my payments.

This was 10 years approximately before I took out the mortgage and had clean credit report.

What can I do to proceed to have the "quit Claim Deed" processed.
