I finally made a profile to expand my network and reach out to other investors in my local market.

Find a meetup or network on here, see what they are doing and copy it. 

After understanding my specific needs and those specific to notes, plus doing their own research with people in their network, they created my Chart of Accounts and most importantly workflows starting with costs incurred during diligence and going through various outcomes for an asset.

The value that your wife is bringing to the table is actually easier to convert into a percentage of ownership in the deal because you should have a pro-forma and financial projections for the deal and the commissions that she will not charge actually have a dollar amount that is easily calculated based on the numbers you are projecting.Our business model is based on syndications for large multifamily properties where we bring equity from our investors as limited partners and we participate on the general partnership side of the deal alongside our operating partners (which in your case would be the builder).

Is there a step by step guide out there, should I network with other investors and learn from them, or is there another way to learn that im simply overlooking? 

There you can network with many other investors/flippers and resources. 

I have developed an entrepreneur mindset, and I am really excited to see what I do with everything I have learned in the last 9 months through networking in New York City, listening to Podcasts and shows, and reading many books. 

Currently, I'm just learning and trying to get into the local networking scene to try to meet some people.
